Centex Homes Highest in Customer Satisfaction in Three
U.S. Markets, According to Independent Study
J.D. Power and Associates Ranks Nine of Builder's
Operations in Top Three of Their Markets

of the nation's largest and most admired homebuilders, received its
industry's highest overall customer satisfaction rankings in three major
U.S. markets and finished second or third in another half dozen markets,
according to an independent national study released today.
Overall, the J.D. Power and Associates 2004 New-Home Builder Customer
Satisfaction Study(SM) listed 18 Centex Homes operations across the country
as having "above average" or better customer satisfaction. The study's
rankings are based on responses from new-home buyers who have lived in their
homes from four to 18 months.
Centex Homes divisions in the Raleigh/Durham, N.C., Sacramento, Calif., and
Seattle/Tacoma, Wash., markets received the top rank among competitors in
their markets, according to the J.D. Power and Associates study. This marks
the third straight year Centex Homes' Sacramento division led or tied for
the lead in its market in the study. This was the first year that J.D. Power
and Associates measured new-home buyer satisfaction in the Seattle/Tacoma
area.

listed Centex Homes in the top three of the following markets:

* Southern California (market includes Los Angeles, Orange, Riverside,
San Bernardino, and Ventura counties)
* Tampa Bay/Sarasota, Fla.

Centex Homes Chairman and Chief Executive Officer Andrew J. Hannigan noted
that the number of markets in which the company received high customer
satisfaction rankings increased significantly from last year's study.
"The number of our divisions ranked highest in their market increased from
one to three and the number of our divisions ranked in the top three in
their market increased from six to nine," Hannigan said. "Our improved
rankings in customer satisfaction are a direct result of our continuing

commitment to quality and for exceeding the expectations they establish with

The J.D. Power and Associates rankings are based on weighted questions
dealing with nine factors. The five most important factors -- customer
service, home readiness, sales staff, quality of workmanship/materials and
price/value -- represent more than 80 percent of the overall satisfaction
score. The remaining four factors are physical design elements, design
center, recreational facilities and location.
